For so many people, timeshare is the best way to make sure that they get to enjoy their vacations fully at the best price. However, over time, high maintenance fees, rigid timings and other hidden costs transform an investment into a nightmare. Resale is an issue that most owners face because they use the timeshare less or rarely, and this means that the annual costs are prohibitive.

However, selling a timeshare is not as simple as selling other forms of properties as we are going to see. It is often highly illiquid and can be a depreciating asset with little resale value and contractual entanglements that make it difficult. However, anyone can sell their timeshare if approached in the right way and one is willing to get realistic. Here is a step by step guide on selling timeshare. To know more about this, search for “Sell Timeshare Near Me”, and contact Bon Voyage Vacation Services

Step 1: Review Your Timeshare Contract

Some of the key information to look for includes; The location of the timeshare, size and floor plan of the unit, amenities that come with the unit and the type of ownership you have, this information will be very vital during the sales process.

Ownership Type:There are basically two types of timeshares. Deeded means you own a part of the property as you own the real estate deed that may be passed on to one’s heirs. The other one is Right-to-use agreements that work like a lease, which gives you permission to use the property in the course of the year but do not own the property.

Access and Use Details: These include the fixed week, the floating week and the points system. A fixed week provides a specific week of the year and a floating week provides some more options of the week for a particular year.

Points system can be more versatile compared to the above forms of rebates since buyers may consider them complicated. It will be easier for you to explain your specific usage arrangement to potential buyers so that they don’t have unrealistic expectations.

Step 2: Determine Your Timeshare’s Market Value

Before you start, find out what similar properties are going for, so you know what your asking price should be. Sites such as eBay, Bon Voyage Vacation Services, or the Timeshare Users Group website may help to identify what similar units are available for sale, and for how much.

Check Similar Sales: Concentrate on ‘sold’ listing as opposed to the listing prices because the former is a better indicator of market demand. It is better to find the properties of similar size, location, and usage type to get a closer figure.

Assess Your Financial Situation: Be certain that your mortgage, fees for maintenance, and the HOA dues have been paid in full and on time. Outstanding fees or a balance on the mortgage can turn off a buyer or even make the process of selling a home lengthy. Any potential buyer wants to purchase a house or a building that they do not have to spend a lot of money on and it is recommended that any balance is paid prior to selling a property.

To determine the value of your timeshare, search for “Sell Timeshare Near Me”, and contact Bon Voyage Vacation Services.

Step 3: Find the Right Sales Method

Option 1: Deal with a Timeshare Resale Firm

Another way is to get in touch with licensed brokers who work in the sphere of timeshare resale and who will take care of legal aspects and find buyers for you. It is important to select a company that follows the standards of the American Resort Development Association (ARDA).

Do not work with companies who require large down payments; good brokers will get their cut after the sale has been made. Initial charges are always a sign of fraudsters.

Option 2: Sell Back to the Resort

Some of the resorts have programs whereby they repurchase the timeshare or ‘feedback’ them meaning that they get back the timeshare without paying for it or pay very little for it. Check with your particular resort for these alternatives. However, be cautious: instead of helping with resale, some of the resorts might attempt to make you purchase upgrades or more points. If the aim is to exit ownership, do not enter any new contracts.

Option 3: DIY Sale

To advertise and sell the timeshare you can post it on websites such as Bon Voyage Vacation Services or post the advertisement on timeshare owner forums. Be as open as possible about all the fees, the types of usage the customer is allowed, and any transfers needed.

DIY sales may take time and effort, but if done correctly, there is no better way than this since it is cheap.
